The DIP Holding IPO opens on 27 October 2026, as Dubai Investments sells 20 percent of the company behind Dubai Investments Park on the Dubai Financial Market. Retail investors can apply from AED 5,000, and DFM trading should start on 11 November. DIP Holding plans annualised dividends of AED 700 million for 2026.
Key takeaways
- It is the first UAE IPO of 2026, Khaleej Times and The National reported, and every share on offer is sold by Dubai Investments.
- Retail investors get 5 percent of the offer, with a guaranteed minimum of 2,000 shares.
- The park earned AED 960 million in revenue in 2025, and ground rent made up about 61 percent of first-half 2026 revenue.
The DIP Holding IPO timeline
Here are the key dates, as the offer notices set them out:
- 27 October: price range announced and subscriptions open.
- 31 October, 1pm: last time for cheque payments.
- 2 November, 1pm: last time for bank transfer payments.
- 3 November, 1pm: subscriptions close for online and app applications.
- 4 November: final offer price announced.
- 10 November: allocations, refunds and SMS notices.
- 11 November: trading expected to start on DFM.
So investors have about one week to apply, and the price range arrives on the first day.
How the DIP Holding IPO offer is split
The offer totals 1,735,243,300 shares, or 20 percent of DIP Holding, Khaleej Times reported. In turn, it is split into four parts.
- Retail (5 percent): about 86.8 million shares, from AED 5,000, with at least 2,000 shares each.
- Professional investors (92 percent): about 1.6 billion shares, from AED 1 million.
- Employees (1 percent): staff of Dubai Investments and its subsidiaries.
- Dubai Investments shareholders (2 percent): those on the register on 28 October.
Two details matter. First, DIP Holding is not issuing new shares, so the money goes to the seller rather than the company. Second, Dubai Investments would keep 80 percent if the offer size stays the same, and it has agreed a 180-day lock-up after listing.
What Dubai Investments Park actually earns
DIP Holding owns the company that runs Dubai Investments Park, near Al Maktoum International Airport and Jebel Ali Port. The park has 1,270 plots, about 1,000 tenants, 5,700 subtenants and more than 150,000 residents, Gulf News reported. Average ground-lease occupancy was about 98 percent from 2020 to 2025.
Revenue rose from AED 838 million in 2023 to AED 960 million in 2025. That is therefore growth of about 7 percent a year, on FOUAE’s arithmetic. Meanwhile, reported net profit for 2025 was AED 1.09 billion, above revenue, so it likely includes items beyond rent.
Then, in the first half of 2026, revenue rose 7 percent to AED 492 million on a like-for-like basis. Ground rent brought in AED 302 million, which is about 61 percent of the total. By contrast, subleasing grew 31 percent like for like to AED 92 million.
In other words, this is mainly a landlord business. It rents land under long leases, which helps explain an adjusted EBITDA margin of 72 percent in the first half of 2026.
The DIP Holding IPO dividend plan
The company expects to pay annualised dividends of AED 700 million for 2026, excluding a AED 100 million pre-IPO dividend already paid to Dubai Investments. It then plans AED 725 million for 2027 and AED 750 million for 2028. Notably, the first post-IPO payment, AED 350 million, is due in April 2027 and covers the second half of 2026.
However, these are plans, not promises. Each payment still needs board and shareholder approval and enough distributable reserves.
The FOUAE calculation
DIP Holding has about 8.68 billion shares in total, since 1.74 billion shares make up 20 percent. So the 2026 plan works out at roughly 8 fils per share, and the April 2027 payment at about 4 fils.
However, the yield depends on the price, which nobody knows yet. As an illustration, AED 700 million equals a 7 percent yield on a AED 10 billion company value. At AED 12 billion, by contrast, it would be about 5.8 percent. At AED 14 billion, it would fall to 5 percent.
Treat these as worked examples, not forecasts. After all, the real figure will only be clear once the company sets the price on 4 November.
Why the DIP Holding IPO matters for the UAE market
First, listings have been scarce. UAE companies raised $1.1 billion from three IPOs in 2025, Dealogic data showed, The National reported. Across the Middle East, IPOs raised $7.1 billion from 61 deals, down from $13 billion a year earlier.
In FOUAE’s view, the market will read this first listing of the year as a test of investor appetite. Omar AlMesmar, CEO of DIP Holding, said the IPO “marks an important milestone”.
The location also helps. For example, the park sits near Al Maktoum International Airport, one of the largest lines in Dubai’s AED 2.1 trillion project pipeline.
How to apply for the DIP IPO
First, applicants need a national investor number from DFM. They can then apply through the DFM IPO platform or a receiving bank. Emirates NBD is the lead receiving bank, alongside ADCB, ADIB, Dubai Islamic Bank, Emirates Islamic, First Abu Dhabi Bank and Wio.
Retail applications start at AED 5,000, in multiples of AED 1,000. In addition, banks refund any surplus after allocation on 10 November.
What the DIP Holding IPO numbers do not tell you yet
The price range. It is due on 27 October, and the yield and valuation follow from it.
Who gets the cash. The proceeds go to Dubai Investments as the seller.
Concentration. DIP Holding depends on one park, although occupancy has averaged about 98 percent since 2020.
The prospectus. It sets out the risks in full, and independent advice is worth getting before any decision.
The verdict on the DIP Holding IPO
The DIP Holding IPO offers a stake in an established landlord business with a published dividend plan. Even so, its value to investors will depend on the price set on 4 November. Until then, the timeline, the tranches and the dividend plan are the facts worth knowing.
