UAE bank margins are under real strain this year. Lending grew 7 percent in the first half of 2026. Deposits from non-government sources grew only 4 percent.

Banks are paying up to close that gap. FOUAE puts the extra cost at roughly AED 7 billion a year, and borrowers will meet part of that bill.

The line UAE bank margins just crossed

One number tells the whole story. Time deposits now sit at AED 1.28 trillion, up nearly 10 percent this year.

Demand deposits fell 1.8 percent to AED 1.24 trillion. So time deposits now exceed demand deposits for the first time. Time money pays interest. Demand money mostly does not.

Why savers moved

Small banks are bidding hard. Mashreq, RAKBank and National Bank of Fujairah have offered more than 6 percent on time deposits.

That is about two points above the interbank rate. Savers noticed. Money that sat idle in current accounts moved into locked accounts that pay.

Time deposits rose roughly AED 116 billion this year. At around 6 percent, that stock now carries close to AED 7 billion in yearly interest that banks did not pay before.

Treat it as a guide, not a ledger entry. Not all of that money came from zero-rate accounts, and rates vary by bank and tenor. Still, the direction is plain.

Where UAE bank margins have gone

The sector net interest margin was 3 percent in 2024. It fell to 2.37 percent by the first quarter of 2026.

Jefferies expects it to end this year near 2.6 percent, the lowest since at least 2023, with further small falls in 2027 and 2028. That is a drop of about 40 basis points from 2024.

Why UAE bank margins matter to you

A bank with thinner UAE bank margins has three ways out. Each one lands on a customer.

Charge more on loans. The simplest route, and the one with least friction for the bank.

Raise fees. Loan setup charges, transfer fees, card commissions. Banks leaned on these heavily through 2025 and kept going.

Lend to safer names. Public-sector work pays less but risks less. That mix shift is already under way, and Jefferies flags it as a driver of the margin fall.

Who pays for it first

Not the large firm with three banks chasing it. The small firm with one account and no options.

Unsecured lending to smaller businesses already runs at 8 to 18 percent a year. Well-secured facilities start nearer 4.5 to 8 percent. That spread is the price of having no leverage, and it widens when funding costs rise.

What is driving the squeeze on UAE bank margins

Two forces are pushing in the same direction.

Rate cuts came first. The dirham tracks the dollar, so UAE rates follow the Fed. When rates fall, loan yields drop faster than deposit costs, and UAE bank margins take the hit.

Then came the funding scramble. Credit grew faster than deposits, so the loan-to-deposit ratio rose to 80.4 percent in the first quarter, from 78.9 percent at the end of 2025.

The war factor

Jefferies tied the liquidity strain partly to the region. It expects the fight for deposits to run to at least the end of 2026, with the outcome shaped by how long regional disruption lasts.

So this is not only a rates story. It is also a risk story, and risk has been priced into this market all year.

What founders should do about it

Five moves, ordered by how fast they pay off.

Ask for a rate review now. Banks are competing for deposits, not for good borrowers. A firm with clean books has more pull than it thinks.

Split your money. Keep working capital in a current account. Park the buffer in a time deposit paying 5 to 6 percent. Most firms leave the whole balance earning nothing.

Read the fee line, not the rate line. Setup fees, early settlement charges and transfer costs often exceed the interest gap between two offers.

Convert every quote to one number. Flat rates and reducing-balance rates are not comparable. Ask for total dirhams over the full term.

Look past the banks. Private credit funds and digital lenders now cover part of this market. The private credit boom exists because bank lending to small firms has been thin for years.

The one step nobody takes

Ask your bank what it pays you on idle balances. Then ask what it charges you on your overdraft.

Most owners have never seen those two numbers side by side. The gap is how the bank funds itself, and knowing it changes the tone of every later talk.

The other side of the argument

Falling UAE bank margins are not a crisis, and it would be wrong to read them that way.

Profits are still strong. Return on equity hit 18.7 percent in the first quarter of 2026. Bad loans fell to 2.3 percent, and the cost of risk fell too. Banks are lending more, not less, with credit up 7 percent in six months.

Thinner UAE bank margins on a much larger book can still mean more money. That is roughly what has happened.

What that means in practice

Banks under margin pressure lend more, not less, because volume replaces spread. So credit should stay available.

It will simply cost more, and it will favour borrowers who look safe on paper. Anyone planning to raise debt in 2027 should build that record now, in the same way tax compliance rewards early preparation.

What to watch next on UAE bank margins

Three markers will show where this goes.

Watch the loan-to-deposit ratio. Above 85 percent and the funding strain becomes real rather than mild. Watch whether time deposit rates hold above 6 percent into 2027. Then watch fee income as a share of bank revenue, since that is where the margin gets replaced when lending cannot do it.
